How renewal works
- Annual plan: 12 months, renews yearly.
- Reminder: we e-mail you 30 days before each renewal (at the latest 15 days before).
- Switch off renewal any time before the renewal date; your access runs to the end of the paid year.
- Cycle passes are one payment and never renew.
- Founding price kept at every renewal.
Terms, section 5.
One new building covers the year. NYC facade consultants publish typical fees of roughly $5,000 to $20,000 for the FISP inspection and report of a mid-rise building, and more for towers.† The annual plan covers every open building for $790 a year; one sub-cycle costs $390 once. A 10A-only list is in the footnote.* Flat price, no fee per lead, no commission.
Back-tested, not promised: applied to cycle 8 data, buildings our rule rates A changed inspection firm in 82% of cases in cycle 9, priority C in 50%. Track record → Data run log →
† Published cost guides of ViolationWatch, Sardar Restoration and DOBGuard (checked Oct 2026); actual quotes differ by building and firm.

Started with a cycle pass? Switch to the annual plan within 90 days and the full price you paid is credited: you pay only the difference (for example $790 - $390 = $400 at founding prices). Later, while the pass is still running, the unused part is credited pro rata (terms, section 5b). The annual plan runs 12 months from the switch.
- Paid in advance: the annual plan for 12 months at a time, a cycle pass once for its whole term.
- No refunds: fees are non-refundable except where required by law or where our terms provide for a pro-rata refund (terms, section 5a). So look first, below: free borough sample, demo, method and data sources (DOB data as of Oct 18, 2026, re-checked every week).
- Renewal: reminder e-mail 30 days before each renewal of the annual plan (at the latest 15 days before); switch off renewal any time before the renewal date.
- If you do not buy again: the account owner keeps a free basic plan: the five open buildings with seven or more floors and the highest priority in a borough you choose, updated with each data run, and your work list (no contact cards, downloads or team access; terms, section 5d).
- Reserving is free and does not commit you.
- You get: every open building from public DOB data with its due date, Cycle 8 and 9 history and prior inspection firm, re-checked every week.
- Company names as filed: owner entity, managing agent and inspection firm as they appear in DOB and HPD records.
- No personal data: no names, phone numbers or e-mail addresses of individuals.
- Not exclusive: any firm can subscribe, including the ones you bid against.
- A lead list, not compliance monitoring: one price for the whole list, not per building; we do not monitor buildings for owners. How it differs →

* Only need the 10A late filers? $190 founding price (regular $290) for the 4,727 10A buildings still without a report, then the late filers until Mar 31, 2028 · Reserve founding price

Before you reserve
Can I buy the 10C list now?
Yes, as part of the annual plan: it covers every open 10C building today, together with 10A and 10B. The 10C cycle pass on its own goes on sale on Feb 21, 2027, when the 10C filing window opens, and runs until Mar 31, 2029. Many owners likely choose before the window opens; the buildings, their cycle 9 history and firms of record are known today.
Why no packages per borough?
Manhattan holds about half of the open buildings and most firms work across boroughs. Borough packages would only split the price; the borough and radius filters are included in every package.
Can I cancel?
Cycle passes end automatically on their end date and do not renew. The annual plan renews after 12 months; we e-mail you 30 days before each renewal, and you can switch renewal off at any time before the renewal date, through the link in that e-mail or our contact form. Fees are non-refundable except where required by law or where our terms provide for a pro-rata refund (terms, section 5a). When a pass or plan ends, the account owner keeps a free basic plan: the five open buildings with seven or more floors and the highest priority in a borough you choose, updated with each data run (terms, section 5d). Before you buy, the free borough samples and the demo show what the list contains.
